ESSENTIAL DUTIES AND RESPONSIBILITIES Preconstruction (for each project) - Advise and assist in project design team selection (including, without limitation, architect, construction manager, energy consultant, commissioning agent and engineers), project schedule, budget, design standards and standard specifications.
- Oversee design process through preliminary, schematic design, design development and construction documents phases and ensure that the contract plans and specifications and final design comply with design standards and standard specifications.
Construction (for each project) - Represent Project HOME during construction phase, including, without limitation, participating in construction progress meetings, coordinating work of construction team, reviewing percentage and quality of work on applications for payment and representing Project HOME at meetings of construction inspectors, architects, engineers and contractors.
- Coordinate punch list, commissioning, energy efficiency requirements and owner training; secure operating manuals, training materials, warranties, as-built drawings and surveys.
Post Construction (for each project) - Monitor the project for any defects and/or deficiencies and prepare and transmit such information to the contractor and/or responsible parties and assist in resolving any issues of concern.
- Organize and attend internal meetings on warranties, trainings and inspections.
EDUCATION, EXPERIENCE AND OTHER REQUIREMENTS: MINIMUM EDUCATION AND EXPERIENCE - Master's degree in architecture or related field or equivalent experience (six years) and ten years of real estate project, construction or related management experience.
- Demonstrated ability to understand complex issues related to construction contracts, contract documents and specifications.
- Demonstrated ability to understand architectural drawings and related civil, structural, mechanical, plumbing, electrical, fire protection plans and interior design plans.
- Proficiency in Outlook and Microsoft Office Products (Word, Excel and PowerPoint).
- Ability to efficiently travel to and from properties, as required.
CORE SKILLS - Ability to work collaboratively with public agencies, funders and development team members.
- Exceptional organizational skills, ability to manage multiple projects at once while meeting critical deadlines; ability to prioritize tasks.
- Flexibility; ability to think and work independently.
- Excellent verbal and written communication skills.
- Excellent interpersonal skills to work collaboratively with all levels of staff and across all departments and locations.
PHYSICAL REQUIREMENTS - Ability to travel to and from different properties.
- Ability to traverse throughout properties, including ones that may be under construction or renovation.
