As a Facilities Technician, you'll play a critical role in maintaining the properties, building systems, and equipment that support our residents, programs, and communities.

This position is part of the Real Estate Facilities team and is responsible for completing work orders, preventative maintenance, unit turnovers, inspections, and grounds maintenance across assigned Project HOME properties. Facilities Technicians work independently while collaborating with maintenance staff, vendors, and program teams to ensure buildings remain safe, attractive, and fully operational.

• Location: Floating Among Multiple Project HOME Sites, Philadelphia, PA
• Schedule: Full-Time | Monday through Friday, 8:00AM to 4:00PM
• Compensation: $23.09 per hour
• On-Call Rotation Required

What You'll Do

Complete Work Orders & Repairs

• Complete assigned work orders accurately and efficiently.
• Diagnose and repair routine maintenance issues with minimal supervision.
• Perform repairs involving plumbing, electrical, HVAC, carpentry, drywall, painting, doors, locks, windows, fixtures, and tile work.
• Document completed repairs and work performed using Yardi and Mobile Maintenance applications.
• Ensure all work is completed according to Project HOME standards and procedures.

Support Unit Turnovers & Property Readiness

• Prepare vacant units for occupancy within established timelines.
• Complete turnover repairs and ensure units are market-ready.
• Conduct inspections to identify damage, necessary repairs, and replacement needs.
• Maintain high standards of workmanship and property presentation.

Perform Preventative Maintenance

• Conduct routine inspections of buildings, systems, and grounds.
• Complete preventative maintenance on HVAC systems and building equipment.
• Identify potential maintenance concerns before they become larger issues.
• Assist with maintaining facility safety and regulatory compliance.

Grounds & Exterior Maintenance

• Perform snow removal on sidewalks, walkways, and entrances.
• Maintain exterior grounds and curb appeal.
• Assist with seasonal property maintenance activities.
• Ensure properties remain clean, safe, and welcoming.

Inventory & Vendor Coordination

• Maintain inventory of maintenance supplies and equipment.
• Submit purchase requests when materials are needed.
• Monitor work performed by contractors and vendors.
• Help ensure outside work meets quality standards and project expectations.

Emergency Response

• Participate in the department's on-call rotation.
• Respond to after-hours maintenance emergencies as assigned.
• Document emergency calls and work completed.
• Assist with emergency responses involving floods, fires, utility failures, and other building emergencies.

What You'll Need

Education

• High School Diploma or GED required.

Experience

• Minimum of two (2) years of building maintenance, facilities maintenance, or building trades experience.
• Successful completion of an accredited trade school may be substituted for some experience.
• Experience troubleshooting and completing routine maintenance repairs.
• Experience working independently and managing multiple maintenance priorities.

Required Qualifications

• Valid driver's license and reliable transportation.
• Ability to use basic maintenance tools and equipment.
• Ability to perform plumbing, electrical, carpentry, drywall, painting, HVAC, and related maintenance tasks.
• Strong organizational skills and attention to detail.
• Ability to maintain accurate maintenance records.

What You May Bring

While not required, the following qualifications may help you succeed in this role:

• Experience with Yardi or Mobile Maintenance applications.
• HVAC, Plumbing, or Electrical certifications.
• OSHA 40 certification.
• Experience in multifamily housing or residential property maintenance.
• Experience working in affordable housing or supportive housing environments.
• Strong preventive maintenance and troubleshooting skills.
• Vendor management and contractor oversight experience.
