Maintenance Technician

Job Summary

The Maintenance Technician (MT) is responsible for maintaining the properties, systems, and equipment of Project HOME (PH) throughout the PH residences and facilities. The primary responsibility of the MT will be the completion of maintenance work orders as assigned. These work orders will include but not be limited to repairs, general preventative maintenance items, and other projects as deemed fit by the facilities director. It is the goal of department and staff alike to make the department as self-sufficient as possible in an effort to supply to PH the highest quality of work.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Perform daily inspection of building and grounds to document repair needs, safety hazards, code violations, etc..

  • Conduct periodic vacant or occupied unit inspections as assigned to document damage, repair needs furniture or fixture replacement and responsible parties as applicable. 

  • Diagnose problems and make repairs in the areas of electrical, plumbing, carpentry and HVAC. This includes but is not limited to, windows, doors, all fixtures, painting, grout and tile work, keys and locks.

  • Complete periodic grounds maintenance including snow removal from walkways, parking lots and buildings.

  • Timely completion of work order requests and in accordance with Project HOME policies and procedures

  • Provide detailed summary including trouble diagnosis, work completed and for hours worked via the Work Order system Yardi Voyager or the Mobile Maintenance application.

  • Work Orders will be completed in the order assigned and will continue until fully completed unless specifically instructed to either discontinue or postpone.

  • Maintain accurate inventory of standard maintenance supplies and submit timely requests for purchases

  • Prepare vacant units to be market ready within five days of receiving the work order request.

  • Execute preventative maintenance on building systems to prevent, identify and coordinate related repairs.

  • Maintain outdoor areas to present superior curb appeal.

  • Monitor and oversee completion of work completed by outside vendors/contractors.

  • Complete all work with the highest standard of workmanship.

  • Respond to after-hours emergency calls and repairs based on a rotating schedule.

  • Notify all appropriate personnel in the event of an emergency (i.e. flood, fire, etc.)

  • Document all after-hours emergency call response and anytime required to answer calls.

Education and Experience Minimum Requirements

Minimum Experience

  • High School Diploma or GED

  • Minimum of 2 years' experience in building maintenance or building trades.

  • Must have a valid driver's license and access to a reliable personal vehicle.

  • Must be able to troubleshoot issues and perform routine maintenance duties in various trades including carpentry, drywall, plumbing, painting, HVAC and electrical with minimal supervision.

  • Must have the ability to use basic maintenance equipment and tools.

  • Good organizational skills, ability to read, write, do basic math, and follow instructions

  • Successful completion of an accredited trade school and can be traded for some experience.

  • Must have basic hand tools for example: screwdrivers, pliers, hammer, wrenches, and testing equipment.

 

Preferred Experience

  • Certification in HVAC, Plumbing or Electrical repair

  • 40 hour OSHA Certificate

  • Experience in multi-family industry

PHYSICAL REQUIREMENTS Preferred Experience

  • Lift 50 lbs and climb ladder without supervision.
